Why the price is decided at the start

The costliest mistakes in a sale happen before the first viewer has seen the flat.

Priced too high

Most enquiries arrive in the first weeks after publication — buyers see new listings first. An inflated price burns exactly those weeks. Enquiries then dry up, and a visible price cut follows: viewers see that it was reduced and start waiting for the next one.

Priced too low

The sale is quick, and that is precisely what hides the mistake. A price below the market always finds a buyer. Nobody notices the difference, because there is no second run to compare it against.

What actually moves the number

The Bezirk and the position within the Grätzl, year of construction, condition, floor and lift, outdoor space — and whether the flat is let or vacant. These move the price per square metre more than anything that can be adjusted on the listing later.

What to settle beforehand

Four things that cost time or money later if they are skipped at the start.

  1. 1

    Gather the documents

A Grundbuchauszug (land register extract), and for a freehold flat also the Wohnungseigentumsvertrag and Nutzwertgutachten, the latest running-costs statement and the balance of the Rücklage. Floor plans, if they still exist. Most of it sits with the Hausverwaltung and is one request away.

  2. 2

    Obtain the Energieausweis

A legal requirement, not a formality. It must be shown to the prospective buyer before they make their contractual declaration, and handed over no later than fourteen days after the contract is concluded (§ 4 EAVG 2012). It may not be older than ten years. Without it, administrative fines of up to 1,450 euros are possible — and the buyer may assume the worst energy class, which can justify a price reduction.

  3. 3

    Ask the tax question early

Immobilienertragsteuer applies to the gain: 30 per cent, unless an exemption applies. The most common one is the Hauptwohnsitzbefreiung — the property was your main residence for two continuous years since acquisition, or for five years within the last ten. Property acquired before April 2002 is taxed on a flat-rate basis. What applies in your case is a question for a tax adviser: we value property, we do not calculate tax.

  4. 4

    Check the tenancy

A let flat is a different product from a vacant one. The pool of buyers is smaller, and if the tenancy falls under the full scope of the MRG, the rent cap and the tenant’s security of tenure carry over to the buyer. That shows up in the price — which is why our estimate asks about it.

What we do — and what we do not

Schnellwert is not an estate agency. We run this website and the valuation behind it: a price table covering all 23 Bezirke and a model that applies your answers to it.

If you then want to speak to someone, we pass your enquiry to one licensed Vienna estate agent — but only if you tick the box for it in the form. Without that tick you get your number and hear nothing further from us.

Common questions

Before you sell

Do I have to engage an estate agent?

No. In Austria you may sell privately, and for a straightforward case with a clear price that works. It gets laborious around documents, viewings and negotiation — and expensive if the price is wrong. Either way the first step is the same: knowing what the property is worth.

What does the estimate cost?

Nothing, and it commits you to nothing. You enter the details of the property and receive an estimate together with a link that keeps it available permanently.

How long does a sale in Vienna take?

Several months usually pass between the decision and handover: documents, the Energieausweis, the listing, viewings, the purchase contract and finally registration in the Grundbuch. The price has the largest effect — it decides whether those first weeks bring enquiries or pass unused.

How accurate is the automated estimate?

It gives the order of magnitude, not the price. The model knows the Bezirk, floor area, condition and fittings, but not the view from the window, the layout or the state of the windows. Where those matter, only a visit helps.

Let us talk about the price

One form, one minute. A licensed Vienna estate agent then calls you, and if an appointment would not help, they will say so.
