Where the numbers come from
The basis is a price table per district and property type, built together with a practising Vienna estate agent and sharpened continuously.
What goes into the estimate
The district’s price per m², condition, year built, floor and lift, outdoor space, parking, the position within the Grätzl — and whether the flat is let.
Why we ask about the tenancy
A flat with a running MRG tenancy fetches considerably less than one that is vacant. Anyone who does not ask is estimating past reality.
What the estimate cannot know
The state of the windows, the view from the living room, the noise in the evening. That is why we give a range rather than a single price — details are checked during an on-site appointment.
The calculation uses district prices, not address-level transactions. Accuracy has not yet been validated against an independent sample of actual sales.

What sellers want to know
Is the valuation really free?
Yes. The instant estimate costs nothing and commits you to nothing. The valuation in person is free of charge for you as well, if selling is genuinely under consideration.
How accurate is the estimate?
We deliberately give a range, and state how reliable it is. An automatic valuation knows neither the condition of the windows nor the view from the living room. A price you can rely on needs an appointment on site.
Why do you ask whether the flat is let?
Because it changes the value substantially. A flat with a running MRG tenancy fetches markedly less on a sale than a vacant one. Without that detail the estimate would be worthless.
What happens to my data?
Your details about the property are stored in order to produce the estimate — they contain no personal data. We pass your contact details on only if you expressly agree, and only to a licensed Viennese estate agent. If no business results, your name, email, phone number and address are deleted after 24 months. An informal email is enough if you want them deleted sooner.
Do I have to sell if I request a valuation?
No. Many people simply want to know where they stand — after an inheritance, a divorce or a remortgage. Just say in the form that you only want to know the value.
Do you value houses and plots as well?
Houses yes, directly in the calculator. Plots we value in person: there the price hangs so heavily on Widmung and buildability that an automatic estimate would mislead you.
